WATER & GARBAGE:  Water and Garbage are included with all above rent rates.  Dumpsters are provided.

EXTRA PERSON:  Rates are based on a party of 2. $2.00 per day will be charged for each person with a 14 day limit for guests.  All guests MUST be registered at the office in advance.

ELECTRICITY:  Electric bills are due on the 1st of the month, following the invoice.  Your last electricity bill must be paid before you leave the park.  Electricity is sub metered by Dixieland and not the local energy supplier.  Resident’s sub metered bills are calculated pursuant to P.U.C. Subst. R. 25.142 © (1) (G), no administrative charge may be added by Texas State Law.

PETS:  We do allow 1 (one) pet per unit, however, anyone with a pet must check with the office upon arrival.  You will be given a set of rules and guidelines concerning your pet staying in the RV section.  Any variances must be approved by Management.

MAIL:  There will be a $5.00 deposit for the mailbox key.  Deposits will be returned when the key is returned to the office.

DEPOSITS:  Deposits are in the amount of $200.00 and the Balance is Due UPON ARRIVAL and there will be NO REFUND for unused rent.  There is a 3 month minimum on winter reservations.  You will be assigned a site number when making a reservation; HOWEVER, that specific site is NOT GUARANTEED.  In order to book a specific site, payment in full must be received at the time the reservation is made.  We do honor all site requests if possible.  Lots rented on a seasonal basis may be reassigned if someone desires to rent the lot annually.  First the seasonal renter will be notified and given the opportunity to rent the lot annually.

CANCELLATION FEE:  All reservations must be cancelled before September 1, 2008 and a $50.00 cancellation fee will be charged.

EARLY DEPARTURES:  There are no refunds after arrival.  On the death of an immediate family member (parent, sibling, child or grand, with a written request accompanied by a physician statement or death certificate, refunds MAY be considered if the space was re-rented and only after April 1, 2009.

STORAGE:  $25 per month to store your RV in a designated area or $35 per month to leave your RV on site without hookups.  All stored RV’s or Vehicles are subject to park rules.  Storage must be paid in advance.

Management reserves the right to reject a reservation request; renew a rental and to utilize vacant spaces and rates are subject to change.  Management assumes no responsibility for accident, injury or loss caused by a resident, guest of a resident or other residents.
